Pre-Handover New Home Inspection
Congratulations! After months of anticipation, your dream home is ready, and you are keen to receive the keys, move your belongings and settle into your long-awaited home.
However, despite the excitement, it is essential to proceed methodically at this stage of construction. Evidence of defects, faults and shoddy work found in newly built homes are often only discovered after people move in. In these cases, fixing issues becomes exponentially more difficult due to extra factors, such as access issues and interruptions to the homeowner’s time and space. To avoid this happening, we can conduct an independent new home pre-handover inspection of your property before you receive the keys. While at first glance, this may seem unnecessary, this inspection will allow you to rest assured that your home is as it should be before you move in. A new home pre-handover inspection includes:
Roof frame inspection
We examine the roof frame inside and out to ensure it has been constructed in compliance with the relevant industry standards. This includes ensuring that the tie downs are secure, tiles, ridges, flashings and guttering are correctly fixed and that all insulation is properly in place.
Interior
We will examine the paintwork, plasterwork to ensure that there are no cracks in the plaster or paint. Additionally, we will check all doors, hinges, window frames and sanitary fixtures and fittings to ensure that they have been correctly installed and are fully operational.
Lighting, fixtures and fittings
We will thoroughly inspect that all electrical connections have been safely installed, including safety-switch connections.
Internal plumbing
We will examine all internal plumbing, including tap ware and other kitchen, laundry and bathroom installations to ensure that they have all been correctly installed and have not been scratched or damaged in the process.
Woodwork and decoration
We will identify scratches or damage to walls, flooring and other elements of the house, often caused during the construction process. Dennis will notice even the smallest defects in your new home, even when the contractor may have made attempts to cover these up!
We will have a comprehensive new home pre-handover inspection report delivered to you within 24 hours of the inspection. A prompt delivery ensures that you can have these repairs taken care of as swiftly as possible and can get on with moving in!
